Site Plan Review of Proposed Developments. When asked to do so, Gibbs & Olson meets with developers, citizens and elected city officials regarding plans for proposed residential, commercial and/or industrial development projects. We conduct site plan reviews to ensure compliance with related local and/or state codes, standards, and ordinances. We prepare comment letters on documents or issue approval letters as appropriate. We review any modifications made to plans and specifications in response to comment letters and can issue a recommendation for final approval if appropriate. We are experienced in going before a Hearings Examiner in those cases where the developer, engineer, and city cannot agree on conditions for a proposed development Studies, Investigations, Reports. Gibbs & Olson has experience in preparing capital facilities plans, rate studies, cash flow projections, economic evaluations, appraisals and feasibility studies, renderings or models, and environmental planning studies. At times, projects require specific knowledge outside the realm of our civil engineering staff. As such, Gibbs & Olson has established relationships with specialized sub-consultants. We have excellent relationships with environmental, geotechnical, electrical, structural, and railway engineering experts. Access to the knowledge and experience of these specialized firms is beneficial when defining project issues. We can arrange for their services through Gibbs & Olson, or we will gladly provide you with names and phone numbers if you would prefer to contract with them directly Assist in preparation of project scopes of work, schedules and budgets. This service is available for small projects and large Assist in preparation of state and/or federal grant and/or loan applications and administration of funding packages Assist in obtaining environmental permits and/or regulatory agency approvals are required for construction of nearly every public works project. Because Gibbs & Olson specializes in public works projects, we have acquired expertise regarding the types of approvals required, their timing, and implementation. We offer clients as much assistance as they need to successfully apply for and obtain the required permits Conduct or assist in conducting council presentations, public hearings and public involvement programs Industrial site planning Long-term, established relationships with experts in the engineering fields of electrical, structural, geotechnical, hydrogeology, traffic studies, signalization, railway, and in the associated specialty fields of environmental, landscape architecture, construction testing, and appraisal. We can arrange for their services as subconsultants under our contract with the client or we will gladly provide names and phone numbers if the client would prefer to contract with them directly Arrange personnel/equipment to perform subsurface explorations pertaining to foundation and/or construction conditions, to conduct bacteriologic, chemical, mechanical, or other specialized tests
