Gibbs & Olson’s 56 years of experience in road, sewer, water, and drainage system planning and design is applied to our site planning and development projects.  We offer site planning and development services for water service, sewer service, storm water drainage, paved surfaces, site access, public and private, commercial, industrial, and institutional buildings, and other site improvements.  Among the tasks we have expertise with are:

  • Planning and pre-design documents
  • Assessment of potential sites for size and configuration based on existing access and utility alignments
  • Perform land surveying, provide topographic base maps; design surveys
  • Conduct site analysis and prepare conceptual site plan for initial layout of grading, water, sanitary sewer, storm drainage, concrete and asphalt paving, access, and landscaping
  • Evaluate the capabilities of existing utilities to meet projected demand and potential demand given a full build-out scenario
  • Prepare project scope, schedule, and budget
  • Coordinate permit process including identification of required permits, agency approvals, and mitigation requirements for construction in environmentally sensitive areas.  Assist with SEPA checklist, land use review, writing of permit applications and with coordinating and guiding the permits through the review process
  • Design infrastructure including detailed drawings and technical specifications in accordance with applicable regulatory agency formats
  • Perform construction management and observation services
  • Prepare record drawings
  • Storm water management reports
  • Conduct or assist in conducting presentations, public hearings and public involvement programs
  • Work cooperatively with architects and other specialty firms associated with the project
  • Assist with development of Covenants, Conditions, and Restrictions to guide future development

 

Qualifications
  • 56 years of experience in road, sewer, water, and drainage system design
  • Four site development engineers on staff with 59 years of experience between them
  • A number of large industrial/commerical/business park development projects in last 10 years
  • Hundreds of smaller site development projects
  • Our engineers are familiar with all relevant codes and standards applicable to civil engineering projects
  • Our engineers are familiar with the design criteria and standards adopted by local and state agencies for wastewater, water, storm drainage, roadway and pedestrian projects
  • Our engineers are familiar with the Uniform Plumbing Code
  • Our engineers are familiar with the Americans with Disabilities Act (ADA) requirements for ensuring safe access for disabled citizens
